We specialize in custom residential homes ranging from $400,000 to $2,000,000. Our focus is to deliver quality craftsmanship and personalized service in every project — from ground-up custom homes and ADUs to multifamily builds and short-term rentals.
How long does the building process take?
The duration depends on several factors, including the complexity of the design and weather conditions. Typically, it takes between 10 to 14 months to complete a residential build. We provide a detailed schedule before breaking ground and communicate promptly if anything changes.
Can I customize my home design?
Absolutely. We believe in bringing your vision to life. You can customize layouts, finishes, and features to create a home that reflects your style and needs. We work alongside your architect or designer — or can help connect you with trusted partners in the area.
What are the payment options?
Centerpoint Properties operates on a cost-plus model, meaning clients pay the actual cost of labor, materials, and approved expenses, plus a clearly defined builder's fee. Payments are made through an initial deposit followed by progress payments tied to key construction milestones, ensuring transparency and alignment as the project advances. All payment schedules are outlined in advance and adjusted only through written change orders when necessary.
Do you offer warranties?
All work is warranted to be performed in a good and workmanlike manner. Any workmanship defects reported within 12 months of completion will be addressed at no additional cost, and applicable manufacturer warranties are provided for materials and systems installed.
Do you use subcontractors?
Yes. We hire and manage licensed subcontractors for specialized trades and remain fully responsible for their performance, coordination, and compliance with project requirements. Every trade we work with is vetted, and we stand behind their work the same way we stand behind our own.
What happens at project completion?
At substantial completion, we conduct a final walkthrough, address one consolidated punch list, provide warranties, and furnish lien waivers prior to final payment. Our goal is a clean, organized closeout and confident owner handoff — and we stay available after closing for any questions or warranty items.
Do you require a deposit?
Yes. A deposit is required upon signing to secure the project start date and cover early mobilization, scheduling, permitting, and administrative preparation. This deposit is credited toward the first draw and becomes non-refundable once project scheduling or material ordering has begun.
How are progress payments structured?
Progress payments are tied to specific construction milestones — such as completion of foundation, framing, rough-ins, finishes, and final completion. This approach ensures payments align with real progress and keeps the project moving efficiently and transparently.
What happens if there are changes to the scope of work?
Any changes to the original scope must be approved through a written change order signed by both parties. Change orders may affect cost and timeline, and no additional work proceeds without client approval. We make the change order process straightforward and transparent.
What is included in your pricing?
Project pricing includes labor, materials, equipment, permits, applicable taxes, and the builder's fee. Detailed scope and line-item estimates are provided so clients understand exactly how costs are allocated throughout the build — no surprises.
How do you handle delays?
If delays occur due to weather, material availability, or other unforeseen conditions, clients are notified promptly and a revised timeline is provided as needed. We prioritize communication so expectations remain clear throughout the project — delays happen in construction, but surprises don't have to.
What insurance coverage is required?
Centerpoint Properties maintains general liability and workers' compensation insurance as required. Clients are responsible for maintaining appropriate homeowner's insurance and/or builder's risk coverage for the project site.
